Note: The appliances below apply to LPG appliances only. We do not perform any checks on electrical appliances.
A Landlord’s Gas Safety Inspection is a legal requirement for rented static caravans (although many parks now require them whether you are renting or not). It makes sure all gas appliances, pipework, and flues are safe for anyone staying in the caravan. Here’s what the engineer does during the visit:
1. Visual Checks Around The Caravan
The engineer looks over all gas appliances, the pipework, and the flue systems to make sure everything is installed correctly and in good condition. They check for damage, corrosion, leaks, or anything that could affect safety.
2. Gas Leak And Pressure Tests
The gas supply is tested to make sure there are no leaks and that the gas pressure is correct for safe operation. This includes checks at the bottle, regulator, pipework, and appliances.
3. Testing Each Gas Appliance
Every gas appliance in the caravan is checked, including:
• Boiler or water heater
• Gas fire
• Cooker or hob
• Warm air heater (if fitted)
The engineer makes sure each appliance:
• Lights properly
• Burns gas safely
• Has a stable flame
• Shuts down correctly
• Has working safety devices
4. Flue And Ventilation Checks
Static caravans rely heavily on correct ventilation. The engineer checks that:
• Flues are clear and removing fumes safely
• Vents are the right size and not blocked
• There is enough fresh air for safe combustion
This is essential for preventing carbon monoxide risks.
5. Combustion And Performance Checks
Where required, the engineer uses specialist equipment to check how efficiently the appliance is burning gas. This helps ensure:
• Safe operation
• Lower carbon monoxide levels
• Better energy efficiency
6. Safety Devices And Emergency Controls
The engineer checks:
• Flame failure devices
• Overheat stats
• Gas isolation valves
• Emergency control valve at the bottle
• Regulator condition and date
These are vital for shutting off the gas safely if something goes wrong.
7. Issuing The Landlord’s Gas Safety Record (CP12)
After the inspection, you receive an official certificate showing:
• Each appliance tested
• Whether it passed or failed
• Any defects found
• Any work needed to make it safe
• The engineer’s Gas Safe registration details
This certificate must be renewed every 12 months.
The engineer will also let you know if any repairs or parts are needed.
